We believe in being able to talk and email with a real person whenever possible. So we answer the phone and speak candidly about the area and homes to guests. This allows everyone to be more comfortable. We have found that this can also help guests from choosing the wrong property for their needs. That is important for both the guest, us and homeowner. We do not want unhappy guests in homes. We wouldn’t want that in our home and wouldn’t want that in our client’s homes. We would always rather guests be pleasantly surprised than let down.
We also handle all of the rental payments and security deposits. We have found that it is advantageous to hold a security deposit over a non-refundable fee as so many other agencies do now. We have done both in the past and the older way of holding a security deposit seems to resonate with the guests and they tend to care and respect the property more knowing that there is a deposit being held.
We collect and account for the state and local short-term rental tax, provide you, the homeowner a year end 1099 form for tax purposes and can remit the short-term rental tax for you, if desired.
Ensuring the home is ready and just right for guests is of utmost importance. Having cleaners that know how to clean for vacation rentals is key. Our cleaning partners are seasoned vacation rental cleaners and know how to handle changeover cleanings.
Our fees are not like the real estate brokerages or large non-local companies that charge a gouging high commission rate. We had a brick and mortar office in Orleans for years. We now operate semi-remote. Without the cost of the office building we are able to keep our rates much lower. We also believe it is just the right and fair thing to do.
